      Client Brief
The client was in the planning phase of developing a large commercial site into a new residential precinct, incorporating 10 individual 2 storey dwellings.
The intention was to retain all properties for investment purposes and to lease them.
The client intended to create properties which would be robust enough to cope with potential mis-use by clients, but which would look up to date, sophisticated and high end. There was of course a cap on the cost of construction and fit-out.
Outcome
Our Team worked closely with the client and their architect from the beginning of the project to include design elements which would give maximum practical usefulness and visual appeal to the properties for minimum additional cost for example;
Specifying commercial grade timber floors throughout the properties,
Including ceiling fans in living rooms
Specifying well priced neutral tiles and commercial grade manufactured stone bench tops
Re positioning staircases to include storage underneath;
Design of courtyards to provide irrigated low maintenance garden beds and out door entertaining spaces.
Including polished concrete flooring in garages to ensure additional easily maintained potential entertaining space for occupants.
The project was fully tenanted at premium rental within weeks of being released to the Market.
